Summary: A 12,000 sq.ft. warehouse extension, remodelling & modernisation of the existing building, including the construction of a new mezzanine office facility within the existing building.
Due to the requirement for the clients business to remain in occupation and trading throughout the process, we needed to provide a phased solution that would allow us to deliver sections of the build quickly and efficiently, whilst minimising the disruption of the clients day-to-day operations.
Through surveys, investigations and research of several different methods of construction in the early stages of the project, we established the most suitable and efficient system was a Light Gauge Steel Frame solution, which is a Modern Method of Construction (MMC). The light nature of this system, offsite fabrication & speed of installation made this the best solution as we were able to minimise disruption to the client’s business, which was key to the brief and overall provided the most economical solution.
The light nature of this system and soil conditions also allowed us to design a sustainable screw pile solution rather than a traditional foundation. This saved a significant amount of time, risk in the ground & wastage.
To minimise errors & ensure the project was delivered successfully 3D modelling & visuals were produced.
