How much will a complete office fit-out in London cost?
Forma London has compiled the following data based on office fit-out and refurbishment projects completed during 2023 – 2024.
Base Level – £1,500 per m2 / £139 per sq.ft.
Mid Level – £2,500 per m2 / £232 per sq.ft.
Enhanced Level – £3,900 per m2 / £362 per sq.ft.
What does Base, Mid & Enhanced Level Fit-out Mean?
Base Level Fit-out
Works being completed to a CAT A space that requires minimal alterations to the base build, mechanical and electrical services due to low levels of office or meeting room facilities being required, around 10-15% of the floor GIA.
Contract quality carpet applied to the main open plan office area and a vinyl to the breakout zone.
A base level requirement for Electrical and Data points against the quantity of desk positions, 1 point per position.
Decorations to be a paint finish to disturbed and new areas only.
Functional office furniture with standard finishes and palettes.
Mid Level Fit-out
A more cellular design to the office, around 20-25% of the floorplate. This increases the requirement for mechanical services, electrical services and ceiling alterations to suit the scheme.
An allowance for enhanced ceiling design, floor coverings and wall coverings to the reception, meeting room and reception areas.
Increased levels of power and data throughout the space.
Furniture to include feature elements in the front of house area.
Enhanced Level Fit-out
Highly cellular design across the floor with improved acoustics to the meeting room glazing. In turn, an increased level of mechanical alterations with supplementary localised controls on new air conditioning systems installed to support the cellular design.
Feature ceilings, finishes and bespoke joinery elements throughout the floor.
Higher specification floor finishes throughout.
Feature lighting and increased provision of power and data throughout to support Audio Visual systems and future office expansion.
High-end furniture is extensively utilised throughout the space.
